What We Do
In each project, Jordan Management Company's goals are to produce optimal cash flow while maintaining the physical appearance and structural integrity of the property for its long term appreciation. In addition to the emphasis on sound financial and maintenance conditions. JMC also stresses the social aspect of a project. Tenant satisfaction and service is the utmost responsibility of each resident manager. In elderly projects, games, travel events and entertainment activities are arranged with the participation of JMC staff.

JMC's emphasis on the people, finances and physical condition of properties pays off. Occupancy for all projects averages 99%; owners and investors have never had to contribute added funds to any JMC-managed property.

Steve N. Jordan, founder of Jordan Management Company and California Housing Corporation, was also a partner in many properties developed and managed by JMC. The daughters of the late Steve N. Jordan, who now run JMC, and the staff, have been trained to view a project with the concern for results of an owner/investor. JMC will operate your project with the same interest.

Resident Managers
Resident managers are trained and supervised by professional central office personnel to ensure each project is operating in accordance with JMC's policies and sound property management principles. An Operational Manual prepared for each project guides the day-to-day activity of the resident managers and frequent visits by JMC staff provides continuos training and supervision.

Maintenance & Repairs
Most routine maintenance functions and minor repairs are performed by resident maintenance personnel, while major jobs are contracted to qualified subcontractors. Tenant calls for emergency repairs are answered by twenty-four hour telephone service, which can contact an on duty maintenance man any time on a seven day a week basis.

Purchasing
All purchasing of supplies, materials, and services is done through a central purchase order system that allows JMC to maintain cost control.

Legal
JMC has a working relationship with attorneys experienced in real estate law. Most situations are resolved rapidly at minimum cost by JMC's staff acting under the guidance of the company's attorneys.

Accounting
Income and expense statements, balance sheets, accounts payable and accounts receivable are prepared monthly by JMC staff. Reports are mailed to owners monthly so they can keep abreast of projects and JMC's performance. Annual audits and financial reports are performed by a local, independent accounting firm familiar with Federal Housing Administration, Farmers Home Administration, and California Housing Finance Agency procedures. Owners may specify their choice of qualified CPA if preferred

Initial Rent-Up
Jordan Management Company has performed the initial rent-up for most of the properties it manages. JMC staff has the expertise to organize and implement promotional campaigns, advertising, model decoration and on-site rentals.

Rehabilitation
JMC has had successful experience in both light and extensive rehabilitation of existing apartment complexes and has established an extensive network of both suppliers and subcontractors for rehabilitation work.

Regulatory Agencies
Since most of the projects managed by JMC are government financed and subsidized, JMC has developed specialized expertise in operating these types of projects, the success of which depends in a large part on keeping a close and effective working relationship with the responsible regulatory agencies.

JMC prides itself having excellent rapport with HUD/FHA, FMHA and CHFA personnel administrating the various programs and for having established a well-recognized track record with these agencies.
